How to run Facebook ads for a listing

Short answer

Housing ads must be declared under Meta’s Special Ad Category, which removes age, gender, and detailed targeting and restricts location targeting to a minimum 15-mile radius. Build around a vertical video or a strong photo, send traffic to a single-property page, and budget $5 to $20 a day over a week or two.

Advertising a listing on Facebook and Instagram is straightforward, with one thing that catches almost every agent out the first time: housing is a regulated advertising category and the targeting options you were planning to use are not available.

The Special Ad Category rule

Any ad about the sale or rental of housing must be declared under Meta’s Housing special ad category. Declaring it removes targeting by age, gender, ZIP code, and many detailed interest and behaviour options, and it sets a minimum radius of 15 miles for location targeting. This exists to comply with fair housing law. Failing to declare it gets the ad rejected and can put the account at risk.

What you can still target

  • A broad geographic area, minimum 15-mile radius
  • A limited set of interests that survive the category restrictions
  • Custom audiences from your own data, within the category rules
  • Lookalike audiences, which Meta calls special ad audiences here

Losing granular targeting matters less than agents expect. The creative does most of the qualifying: a video of a $2M home does not attract $400k buyers, whatever the audience settings say.

Where the traffic should land

Not your brokerage homepage, and not a portal listing that also advertises three competitors down the page. A single-property page with the gallery, the walkthrough video, the facts, and one contact form converts several times better than anything else, because there is exactly one thing to do on it.

What to expect

A modest budget over a week or two buys local awareness, some page traffic, and a handful of enquiries. It does not reliably sell the house. The listings where ads pay off are the ones that were going to sell anyway and sell faster, plus the seller-facing benefit: an ad report in a listing presentation is a concrete thing to show, and most competitors are not showing one.

Why was my real estate ad rejected on Facebook?

The most common cause is not declaring the Housing special ad category, or using targeting the category prohibits. Second most common is text or imagery implying a preference about who should live somewhere, which fair housing rules prohibit outright.

How much should I spend on a listing ad?

$5 to $20 a day over one to two weeks is a realistic test for a single listing. Below that the campaign never gathers enough data to optimise; far above it usually means spending past the point where the local audience has already seen it.

Should listing ads go to a portal or my own page?

Your own single-property page. A portal listing shows competing homes on the same screen, so you are paying to introduce a buyer to your competition. Own the destination.
