The ask. Everyone who liked the week now knows exactly what to do.
One address. Seven different reasons to stop scrolling. Captions and hashtags written.
Between listings
You don’t go quiet.
No listing this week? Make a week from topics instead: market checks, how-tos, money talk, what’s trending in your town. A dead page loses listings. An active one gets the call.
Every post is written fresh for you and your market. Nothing is copied from another agent. Your name and brokerage are on every card.
Why it works
How a post turns into a client.
The question we hear most: how does posting get me deals? Five steps. No magic in any of them, and all of them come from showing up.
- Strangers see it.
Instagram, Facebook and TikTok show each post to people likely to stop for it, not just your followers. 10 followers or 10,000.
- Your people see you working.
Past clients, friends, the parents at school see a post from you every day. When they or a friend move, you’re the name that comes up.
- Useful posts get saved.
What closing costs. How to get a house ready. Moving to your city. People save those, share them and message the agent who posted them. Out-of-towners too.
- You win the appointment.
Sellers look you up before they call. An active, good-looking page beats the agent whose last post was in March.
- It adds up.
Every week builds on the last one. Most agents stop after a few weeks. Keep going for three months and you’re the one people remember.
8 in 10 sellers contacted only one agent before they hired (NAR, 2025). Showing up every week is how you become that one. The honest part: it takes months, not days. That’s why we post for you every week, so you don’t have to keep it up yourself.
Level 3 the full toolbox
Every tool, and why you should care.
Each one is here to get you in front of more buyers and sellers, or to give you your time back. Here are all six.

Level 5 we only tell this to agents who read this far
The playbook. This is where the money is.
We post. You turn the posts into conversations. That’s where the money is, and it’s exactly why most agents skip it. Don’t be most agents.
Move 1
Post it. Then work it.
Posting is the door, not the job. Every like, every comment, every save is a person raising their hand. Reply to every comment. Message everyone who . Don’t pitch. Ask one question that leads to a call. Watch one go:
A like is a hand raised.
maria.g liked your post. Most agents do nothing. You say hi.
Don’t pitch. Ask one easy question.
About them and the house. Something they can answer in five words.
They answered. Now you’re a person, not an ad.
Offer something useful. Still no pitch.
That’s a listing appointment. From a like.
Do this with every like, comment and save. It’s the part nobody does.
Steal these
The lines, ready to send.
A like. Say hi. One easy question. No pitch.
Hey Maria! Saw you liked the Royal Woods post. Are you in the area, or just love the house?
A comment. Reply in public within the hour, then send a message.
Right?! The island is even bigger in person. Thinking about a move this year, or just keeping an eye on the market?
Not local. Not in your market? Ask for a referral.
Thanks for following along from Austin! If anyone you know is ever moving to my area, I’d take great care of them.
Move 2
Stop posting only just listed and just sold.
Those are announcements, and nobody follows an announcement. NAR’s 2025 survey found 80% of sellers contacted only one agent before they hired. Be the agent they already feel they know. Here’s a good week:
Just listed, the photo tour, the walkthrough, open house.
Move 3
Make every post sound like you.
We write every post fresh from your listings and your market. Add one line of your own on top: a story, a street, a client. That line is the part no other agent can copy.
Level 6 the part only you can do
We make the posts. You make the name.
Here’s the honest part. Some things no tool can do for you, and they’re the difference between a page and a pipeline. Five moves. Do them and you’re playing a different game than the agents around you.
Move 1
Get on camera.
The one thing we can’t do for you. Phone at arm’s length, window light in front of you, one tip in 30 seconds. You’ll hate the first five. Post them anyway. People hire a person, not a logo. Three to film today:
“If I were buying in my town this month, here’s the one thing I’d do first.”
“This home just sold. Here’s why it went for that price.”
“The question every seller asks me, and my honest answer.”
Move 2
Learn .
The first line decides if anyone reads the second. Say the surprising thing first. Type your town:
The mistake first-time buyers in your town make with their offer.
What $500K actually buys in your town right now.
Three things I tell every your town seller before we list.
Homes in your town are sitting longer. Here’s why.
Move 3
Follow up like it’s your job.
Someone who likes your post today might move next spring. The agent who’s still in touch then gets the call. Put everyone who messages you in one list with a next date. Then never send “just checking in.” Send something they’d be sad to miss:
Day 0 within the hour
Answer while they still remember why they wrote.
Thanks for reaching out! Are you thinking about buying, selling, or just keeping an eye on the market?
Day 2 something useful
Give before you ask. A real number beats a sales line.
I pulled the last three sales on your street. Want me to send them over?
Day 7 a reason to reply
Show them something they’d want to see anyway.
This one just hit the market near you and I thought of you. Want the details?
Day 30 news, not “checking in”
Never “just checking in.” Bring them something.
Prices on your side of town moved this month. Want the one-minute version?
Every month until they move
Most people aren’t ready yet. Be the one still there when they are.
Your monthly market update for your neighborhood is ready. Want it?
Move 4
Put your DMs on autopilot. Then answer like a person.
End a post with one word to comment. A tool like ManyChat, a Meta partner that works with Instagram and Facebook, sends what you promised the second someone comments. They get what they asked for, you get a conversation started, and your post fills up with comments. Pick a word:
- 1
Your caption ends with
Comment GUIDE and I’ll send you my first-time buyer checklist.
- 2
Someone comments
maria.g GUIDE 🙌
- 3
Seconds later, the app sends your first-time buyer checklist
Here you go! Your first-time buyer checklist 👇
- 4
The same day, you
Jump into that DM as a real person with one question. That’s the conversation the robot can’t have.
Move 5
Grow on Instagram and TikTok on purpose.
Posting is half of it. Here’s how the apps decide who sees you, and what to do about it:
01Instagram
Make it worth sending.
Instagram’s head, Adam Mosseri, has said sends are one of the strongest signals for reaching people who don’t follow you yet. Before you post, ask: would someone text this to a friend?
02Instagram
Test it before everyone sees it.
Trial reels show a reel to people who don’t follow you first. Post two versions with different first lines and keep the one that wins.
03Instagram + TikTok
Say your town out loud.
People search TikTok and Instagram like they search Google. Put your town and the topic in the first line of the caption and on screen: “Living in Carlsbad: what $900K gets you.”
04Instagram + TikTok
Pin your best three.
Both apps let you pin three posts to the top of your profile. Pin who you are, a client win, and how to work with you. That’s your storefront.
05Instagram
Stories are for people who already know you.
Post a story most days. Story replies land in your DMs, so a one-question story is the easiest conversation starter you have.
06Instagram
Team up with local businesses.
A Collab post with the coffee shop or the gym shows one post on both accounts. Their followers live where you sell.
Level 7 the part that keeps you in the game
The last level is your head.
Every agent who wins on social does the same simple things for a long time. The hard part isn’t the posting. It’s staying in the game when it feels like nothing’s happening.
Move 1
Show up every week.
Most agents post in bursts and disappear. Patience and volume. Post every week, for months, and you’re the one they remember. That rhythm is the whole reason we built this.
Six months. One of these agents is the one people remember when it’s time to sell.
Move 2
There’s enough to go around.
Over a million agents, and still enough business for the ones who show up. Act like it. Refer out what isn’t a fit. Cheer when another agent closes. Teach for free. People can feel scarcity in a DM. Abundance reads as confidence, and confidence gets the call.
Move 3
When a deal falls through.
It will. About 1 in 7 home sales falls through, year after year, by Redfin’s count. That’s not you, that’s the math. Feel it for an hour. Then, the same day: one post, one call, one follow-up. The next deal doesn’t know about the last one.
Move 4
Count what you control.
You can’t control who moves this month. You can control what you put out. When researchers followed MetLife insurance agents for two years, the most optimistic half sold 37% more (Seligman and Schulman, 1986). Optimism is a habit, and you build it by counting the right things:
A good week. Count these, not likes.
- 7Posts outwe do this one
- 5Conversations startedyour move
- 10Follow-ups sentyour move
Move 5
Stop asking what it costs. Ask what it’s worth.
The top agents already think this way. They want the $10,000, $20,000, $30,000 commission, so they spend on getting seen. Next to one deal, it’s nothing. Put in your own number:
Your average commission
One deal at $10,000 pays for Pro for 8 years.
- Pro is about $3.30 a day. Less than the coffee you grab before a showing.
- A social media manager runs $500 to $3,000 a month. Pro is just $99, and you see your own week free before you pay a cent.
That’s not a cost. That’s a steal.
Move 6
Marketing is the one bill that pays you back.
Think about what you already pay every year. MLS dues. Board dues. Your license. Insurance. Desk fees. Not one of them has ever sent you a client. Marketing is the one bill that can. Agents who call it a cost cut it first. Agents who call it an investment get the listings.
Move 7
Cheap is the expensive choice.
You’d never list a $600,000 home with blurry phone photos to save $200 on a photographer. You know what that costs your seller. Skipping your own marketing is the same mistake, made on your own business. The deal you lose to a better-looking page never tells you it was lost.
Move 8
Knowledge is the gap.
No deals going, or ten a month, there’s always a next level. The gap between where you are and where you want to be is almost never effort. It’s something you don’t know yet. Knowledge has always been the line between results and excuses. That’s why we wrote all of this down for you.
Move 9
Wait, and you get left behind.
How people find an agent is changing fast. They scroll Instagram and TikTok. Some already ask ChatGPT who to call. Our bet: more and more of them skip Zillow and message an agent they already follow. When that happens, the agent with three years of posts wins. The one who starts later starts three years behind.
Move 10
Most agents do the bare minimum. Good.
A third of agents closed five or fewer deals last year, and 27% don’t use social media for business at all (NAR, 2025). That’s not bad news. That’s your opening. The bar is on the floor. Step over it every week. That’s how you pull away.
Move 11
You’re in good hands.
Social media changes every month: what Instagram shows, what TikTok rewards, what’s working for agents right now. Keeping up is our full-time job, so it doesn’t have to be yours. We track it, we test it, and your posts change with it. You don’t just keep up. You stay ahead.
PropWalk isn’t for the agents doing the bare minimum. It’s for the ones who want more.
More deals. More freedom. The goal you wrote down and haven’t hit yet. If that’s you, you’re in the right place.
Straight answers from calls, our inbox and the help box
Every question agents ask us. Answered straight.
Search a word or pick a topic. Not here? Ask it at the bottom and the answer shows up right there.
By putting you in front of buyers and sellers every day, before they need an agent. Instagram, Facebook and TikTok show each post to people likely to stop for it, not just your followers. Your past clients and friends see you working, so you’re the name that comes up when they or someone they know moves. And useful posts, like what closing costs or how to get a house ready, get saved and shared, and people message the agent who posted them. It takes months of showing up, which is the part we do for you.
“This was truly a no brainer for me. Being able to generate & post high quality content in minutes has made a HUGE difference in my deal flow and now buyers and sellers come to me!”
Ellie G., real estate agentNo. Nothing goes out until you schedule it. You look at the week, change anything you want (the words, the photo, the design, the time), then tap Schedule. You can still change or cancel any post until it goes live, and it goes out with your latest edit.
“I’m not a technology person. Eight years in this business and I’ve avoided anything that looked complicated. This one I figured out on my own the first afternoon. I paste the link, look at what it made, and post the ones I like.”
Mitzi, real estate agentCool. What did they post this week? Probably a just listed and a just sold, and the same two people liked both. Nobody saves those. What people save is the useful stuff: how to get a house ready to sell, what closing really costs, what it’s like buying in your town. That’s the content that gets you hired, and it’s what we make for you, seven different posts from every listing, with your name on them.
No. Listing posts are built from your listing: its photos, its numbers, its street. You pick from 200+ looks and add your logo, colors, fonts and headshot. Two agents with the same look still get different posts, because the house is different.
You don’t need one. Most agents don’t have one most weeks. One tap makes a week from your market instead: 2 posts for buyers, 2 for sellers, 2 about your town and 1 about you, written and ready to go. 8 in 10 sellers contacted only one agent before they hired (NAR, 2025). Showing up every week is how you become that one.
Make a week without a listing →About ten minutes for your first week, then a few minutes a week. Type the address, look at what it made, tap Schedule. The walkthrough video takes a few minutes to make while you do something else.
“Sunday nights used to be me sitting there trying to think of captions for the week. Now I upload once and it’s done, and I actually edit maybe one or two of them before posting. The rest go up as-is.”
Georgia, real estate agentYes. If you can paste a link, you can do this. Type the address or paste the Zillow link, look at the posts, tap Schedule. There’s nothing to learn unless you want to.
“I’m not a technology person. Eight years in this business and I’ve avoided anything that looked complicated. This one I figured out on my own the first afternoon. I paste the link, look at what it made, and post the ones I like.”
